FORA.ie publish video providing insight into ‘Dorset Point’ Purpose Built Student Accommodation in Dublin 1.

FORA.ie last week published this video providing an interesting insight into the recently completed ‘Dorset Point’ Purpose Built Student Accommodation (PBSA) in Dublin 1.

 

The video highlights Dorset Point’s numerous advantages including the high quality of the finishes, as well as social benefits for students of an in-built cinema and games room. While this comes at a cost of €235 per week, the developer Hines Group believe that this offering is part of a ‘wider spectrum of price and quality that students can chose from’, and that ‘by enhancing the number of options available to students, it should make it generally more affordable to students’.

 

Future Analytics Consulting have expertise in supporting PBSA as an important part of addressing the wider housing supply shortage in Dublin. FAC through its partnership with the Housing Agency has estimated a minimum housing supply requirement between 2016 and 2020 of 33,109 units for the Dublin City area. FAC has also produced independent socio-economic impact reports as supporting material for planning applications, as well as supporting Development Plan Variations to provide for PBSA.

 

According to the recently published National Student Accommodation Strategy (March 2017), there is a demand for over 30,000 bedspaces in the Dublin Region with over 110,000 enrolments in educational institutions in the city in 2015 / 2016. However, a total of less than 13,000 student bedspaces are available across the four local authority areas within the Dublin Region. The resulting shortfall of approximately 17,000 bedspaces is forcing students into the standard, private rental market. This results in greater competition for the latter accommodation type, reducing its availability for non-students and increasing rents for all.
